If it is going to be a total rebuild, then I think you trade him. If they are going to try to field a good team in 2 years, then keep him.

Even if Houston does trade for Sale, that doesn't necessarily validate the OP's claim that there are only 2 teams left in the running.

If they are going full rebuild, I would say trade Eaton. If they think they can turn it around quickly, then keep him.
