I like it the way it is.  I dont want it to turn into mini-clark and addison.  The yuppies are fine where they are, they dont have to spread any more.

I don't think it necessarily has to be an addison and clark, and I don't think it will be all yuppies.

 

But baseball has to be in an area where your average upper middle class white family feels comfortable walking around.

 

I also like the feel of the area as it is now, it has a cool Chicago feel that you don't get everywhere, but not everyone feels that way.

I wish I had $150k laying around.  I'd be putting a down payment myself.

I don't think the property is going to be that expensive.. $150K down = $750K value. :lol:

 

The rates are still so great and thanks to that PMI is affordable so putting down less than 20% is not all that crazy. And not only that.. these days taking out a second for the 20% downstroke is very common.. paying the 2, then refinancing in a year. Most of the 2nd are interest only so you get most of that back on your taxes. Sweet investment...

 

And.. would sure solve that "long drive home to plainfield" problem 40 nights of the season.. :lol:

Certain details about Cubs fans stick out in my mind. Like, after they won the division last year, they showed a bunch of Cubs fans jumping up and down at a bar to House Of Pain's "Jump Around" :headshake

 

Now, if this takes place at a Sox bar after we make the playoffs, I'll move to the mountains & nobody will ever hear from me again.

Very Risky Investment!!  One rape...one murder...one shooting and the value can drop like that. If something happens and funding drops you're screwed!! 

 

It all depends if they can clean up the area...

Yes, because there are no rapes, murders or any other crimes in the Gold Coast area or any other expensive property areas.

That's what I was going to say.. but without the green. There is MORE crime in the Wirgley area yet the property is 3 times what this is going for. Besides.. there will be an association so I doubt there will be an issue. I think this would be a great investment and I think I'm going to look into it more. Jason.. since you're in the field.. your thoughts?
