I've had to sue a previous landlord back in the day for my security deposit back since he used it on upgrades due to "damage". Bulls*** artists, all of them.

 

Side note: listed my place for rent yesterday for 2700 to see if anyone wanted to overpay, 4 people already called me. Crazy how high rent has gotten.

It's so tough when you get a bad landlord, and even worse when you have to deal with a condo association on top of it (you know where I used to live).

 

Damn, 2700, good for you though. Well, until they see the ceiling...

Yup, moreso than nearly anywhere else. Just so many detailed rules about security deposits and paperwork and blah, blah. Do any small thing wrong and the tenant can sue you and you will be responsible for their court costs as well.

No offense but why in the world do people pay those prices to live somewhere?

2 bedrooms are starting to go for 3k over here. Proximity to the beset restaurants in chicago, public trans and the highways are big pulls. Our building historically has been full of doctors doing their residency at Rush.

I agree its insane.

 

I just bought a house in Oak park so I was initially thinking of selling and moving but i can get double in rent of what my mortgage payment is.

Wow, I wish we could get that much, but the rent we were able to get on our condos went up $150-$200 this year.

If the landlord broke the CRLTO they likely wont try and get money from you etc. If they messed it up bad enough you can potentially leverage it into getting 2x your security deposit. Because in court theyd be liable for the security deposit + attorney fees, and as I tell landlords, thats a good way to turn a $1k security deposit into a $5k debt.

The worst thing is when it comes to security deposits. You have to follow so many specific rules as far as receipt, deposting the money, no co-mingling with other assets. etc. You can do one small thing wrong, and a tenant can take you for the deposit and court costs, even if you were a good landlord. I understand protecting the tenant, but some of the stuff is out of control.

 

Luckily, I haven't had any issues yet in the past 5 years, people have been cool and I'm real fair because I just want my mortgage paid until the market goes up and I can sell the damn place.

Awesome Rock! I grew up there, definitely a good place to raise a family.

 

 

One benefit to living in Rogers Park is the insanely cheap rent, our 2br got 'raised' to $1185 a month (from 1150). Most of my friends in River North-ish area pay close to that per person.

I live in Rogers Park too. I pay $900 for a 2BR condo.

Damn that's cheap, the only ones I could find that were that cheap weren't rehabbed and were in bad shape.

It's a relatively small 2BR, like 800 Sq. ft but it's not in the greatest area of Rogers Park. I haven't had any problems though.

Yea I'm in a smaller 2br as well, probably 850-900sqft, but its in a great area (Damen and Greenleaf). Super quiet over here, just a bit far from the L though.
