Should I even try to treat it? My town says im on my own and they still may cut it down. Its just such a huge, old, nice tree.

what was the arborists suggestion? Once they go, its quick and messy. the branches dry out and fall off all over the place. if your town says they will take it down, you may want to let them.

If it's already showing signs, I think it might be too late. Might be worthwhile contacting somewhere like the Morton Arboretum and asking for advice, though. They do have a website on it:

http://www.mortonarb.org/trees-plants/tree...erald-ash-borer

Yeah it has slight signs, the outer branches are fairly bare but not the top of the tree.

I did not expect a full-ask, all-cash offer on my Lombard ranch. Not at all.

It's shopping time, boys.

We were 15k over any comp, and I was worried that any offer would fail in appraisal even though our house is flawless and updated like hell with a basement bar and all that jazz.

Worries no more!

awesome, things have been looking up for you lately steve

edit and your avatar cracks me up every time I see it

Will Arnett is my guy.

I've had a pretty solid last 8 months or so. Took a dream job, had a gorgeous daughter, now getting out of my pre-bubble burst home and upgrading to something much better in the post-baby era of life.

Thanks.

Apparently Illinois changed its happy hour laws so bars and restaurants can start offering them.

But Illinois already had happy hour... 2-5 every day at Steak 'n Shake, half priced milkshakes!

Speaking of houses, as of August 5, I will own my first house. Finally got it done

Very cool.

Now you get to look forward with constantly fixing and replacing things in a moments notice usually at the worst times. That's if you bought a somewhat older home.

Or if you buy a house that doesn't need any work because of problems, but your wife gets bored with the dated, yet entirely functional and ok looking bedroom, bathroom, kitchen, landscaping, etc.

Not that I have any personal experience with that or anything...

This is already being planned. But it is the both of us. THe house IS dated, it is owned by a couple in their 80s, and it is like stepping back into time when you walk inside, with some of the tile and wall paneling.

Its all good though, it is functional, and the house is in great shape.

Thats great news, Kyle! Congrats!

We bought an older home too, owned by an older woman in her 80's.

Friday the AC went down. Had a guy out almost immediately Friday afternoon. The guy says "Well, there is good news and bad news. The good news is, I know exactly how to fix it. The bad news is, your unit is a commercial unit, and I don't carry commercial parts."

Needless to say, this weekend was an adventure with a 6 week old and 4 dogs...all of us sleeping in one room, another night I put up my 4-person tent in the yard, and then last night we stayed at one of the casino resorts. Hopefully this morning they will get it fixed!

But back to you, Kyle...I've found that with older homes, especially if it was owned by a long-time owner, they were less likely to do a bunch of s***ty DIY projects or 15 different updates to the bathroom, which only increases your odds of some crooked contractor doing a shady job. Our house, while dated in many aspects, is built like a freaking fortress. Nearly every contractor I've had come over has marveled at the build quality and design.

If you are planning on using a contractor to do some of those updates, I HIGHLY encourage you to invest in an Angie's list account so you can see reviews and hold these guys accountable with a potential negative review. I can't speak highly enough of some of the contractors I have found using Angie's list.

Again, congrats! Hope you got a big yard for that family of yours (both 2-legged and 4-legged)!

Thanks Shack, much appreciated. It is a very solid house. Roof, Windows, siding, furnace, AC all new within the last 5 years. My only issue is that we have old school wiring romex and another kind(cant remember which). It is an actual breaker box with old fuses, very dated. it is grandfathered in, so any rehab project I start, will begin with the rewiring of the house I am assuming.

I've got to do all new electrical and plumbing eventually too.

The good news is, you'll know it is done and done well when you do get it done.
